Viyaara Realty Sets Timely Delivery Benchmark in Taloja, Hands Over ‘The Nest’ Ahead of RERA Timeline

Mumbai / Navi Mumbai, May 10, 2026: At a time when timely possession is emerging as a critical differentiator in Navi Mumbai’s residential market, Viyaara Realty has delivered its project The Nest – Smart Cozy Homes in Taloja ahead of its committed RERA timeline, positioning the development as an example of execution-led credibility in the city’s rapidly evolving real estate landscape.
The project, launched in June 2022 and completed in April 2026, comprises 325 apartments, all of which have been sold. The early handover comes amid rising homebuyer preference for developers with strong delivery records, particularly across emerging micro-markets expected to benefit from the upcoming Navi Mumbai International Airport and allied infrastructure projects.
According to Priyanka Jindal Gupta, Advisor, Viyaara Realty, infrastructure-led growth across Navi Mumbai and the adjoining Raigad belt is increasingly reshaping buyer sentiment. “We are seeing homebuyers place greater emphasis on project completion timelines and execution capability, alongside pricing and location advantages,” she concluded.
The airport project, together with major connectivity upgrades such as the Mumbai Trans Harbour Link, metro rail expansion and road infrastructure improvements, has accelerated residential demand across locations such as Taloja, Panvel and Pen. This has also pushed developers to focus on faster construction cycles and timely possession delivery.
Spread across nearly 1.5 acres with a total development of around 2.5 lakh sq ft, The Nest comprises 247 one-bedroom homes and 78 two-bedroom apartments. The self-funded development integrates smart-home features and lifestyle amenities, reflecting changing buyer expectations in Navi Mumbai’s affordable and mid-income housing segments.

Located in Taloja, the project benefits from connectivity to Pendhar Metro Station, Taloja railway station, NH-48 and the Mumbai–Pune Expressway. With the Navi Mumbai airport nearing completion, the micro-market is witnessing increasing traction from both end-users and investors.
The project includes over 12,000 sq ft of amenities, including a clubhouse, swimming pool, landscaped gardens and recreational spaces. Nearly 60 per cent of the development has been allocated to open spaces and community infrastructure. Additional features include a skywalk, jogging track, yoga deck and riverside promenade.
Homes at The Nest have been planned to maximise natural light and cross ventilation, while the project’s riverside setting along the Taloja River adds to its residential appeal, added Priyanka.
Real estate observers say timely project completion is increasingly becoming a key trust factor in Navi Mumbai’s competitive housing market, especially as infrastructure-led growth transforms the region into one of the Mumbai Metropolitan Region’s fastest-growing residential corridors.
